Boyut 4077,
Main Street, Ardagh, Co. Limerick
GVM Auctioneers on instructions of Limerick City & County Council are inviting expressions of interest in a retail unit on Main Street, Ardagh, Co. Limerick.
The property is located in the centre of Ardage village close to St Molua`s Church and Nearys Pub . The building is owned by Limerick City and County Council who are currently undertaking works for compliance with fire safety, universal access & services. The works are being funded under the Town and Village Renewal Scheme and are commencing in February 2024. These works are expected to take 3– 4 months to complete. The internal floor area of the property is approximately 140 sq.m / 1,506 sq.ft (excluding service areas and toilets).
The accommodation comprises an Entrance Lobby, Main Floor Area, Preparation Area, Staff Area, Accessible WC and Staff WC. The access to the building is off Main Street, there is currently no rear access or yard. Whilst there is some flexibility in the potential use of the unit, as part of the Town and Village funding it is envisaged that a café or retail element forms part of the offering. The building is approximately 350 metres from the Ardagh Station House which is a main access point to the Limerick Green way. The ability to attract people from the Greenway and to cycle / walk into Ardagh village will be closely considered as part
of the Expressions of Interest process. The floor plan as shown below is how a retailer/café could be accommodated within the unit. The building will be brought up to shell and core condition by LCCC. The occupier will be responsible for designing and overseeing the final fit out in accordance with their user requirement.
