Lote 1,
Larkinstown on approx 3 acres
Larkinstown is a fine detached property of some 160 sqm, standing on a site of approximately 3 acres with outbuildings (approx. 200 sqm) and a large galvanised shed.
The possibilities for this property, both externally and internally, are immense.
The original property is laid out to provide a 4 bedroom home with living room, kitchen/dining room and utility. The single storey extension to the side is currently laid out to provide a living room with open fire, bedroom and wet room. If you are looking for a home that would accommodate separate living and sleeping areas this is a huge bonus. Equally, this whole section could easily be incorporated into the main house making it up to 6 bedrooms.
The traditional stone buildings have had some work done, with PVC windows to the front and timbers on the ceilings replaced where needed. There are three smaller rooms on the ground floor, one with access to a smaller loft space, and the upper loft space is accessed separately. Along with that there are some unused sheds and a hay shed.
The property is under 1.5km to the Duncannon Road Roundabout (Whiteford House Hotel) and is therefore a great location to have all the benefits of a detached home with mature gardens and outbuildings, while still having easy access to main road arteries to Wexford Town and beyond.
Well-water, OFCH (through AGA), septic tank, mature gardens, laneway access. 160 sqm house, 200 sqm of outbuildings plus barn, standing on just under 3 acres.
