For Sale by Online and Public Auction on Thursday 5th May @ 2 pm in The Park Hotel, Dungarvan, Co Waterford.
This iconic and imposing detached three storey period property is truly impressive. This dramatic stone building with turrets is situated on an elevated circa 0.5 acre site and has spectacular views of the River Blackwater and the quaint pretty village of Ballyduff.
The property currently comprises of entrance hall, reception room, bathroom and kitchen. Upstairs there are three rooms (the larger room has an open fire place), whilst the lower ground floor houses a large room (with open fireplace), and two store rooms. This property has character in abundance and will have the discerning buyer flooding with business ideas.
Built in 1869 and designed by the Jacobs brothers, this Scottish Baronial-style building first served as the Royal Irish Constabulary barracks. The building was vacated in 1921 and was reduced to a burnt out shell during ‘The Troubles’. The barracks were rebuilt in 1926 for use as an An Garda Siochana Station until 2013.
This historic protected structure boasts a number of original features and has a sunny south facing courtyard to the rear of the property with small outbuildings/storage sheds. This property has immense potential and with a little imagination could make a fabulous home, Bed and Breakfast/Air BnB or business premises (subject to planning permission). It is serviced by mains water, septic tank and is BER Exempt.
The property is in close proximity to the Ballyduff National School and Ballyduff GAA ground. The village of Ballyduff has a number of amenities such as a shop, pubs, community hall (home to the Booley House and active Ballyduff Drama Group) and church, all within walking distance. With many walking routes and the famous Blackwater River meandering through the village there are plenty of leisure activities on offer.
The magical Ballysaggartmore Towers, with woodland walk, impressive gothic
style buildings and picnic area is only a 5 minute drive, whilst the heritage town of Lismore is a 10 minute drive. Lismore has an abundance of amenities including secondary school, two primary schools, shops, bars, restaurants, bakeries, library, many various sporting clubs (golf, GAA, soccer, badminton, tennis etc) and social clubs to name just a few.
The coastal town of Dungarvan (home of the Waterford Greenway) is 35 minutes drive and the town of Fermoy on the River Blackwater is 20 minutes drive. Cork Airport is a 50 minute drive.
Inspection is highly recommended. This is a once and a lifetime opportunity to acquire a slice of West Waterford history.
